Industrial Chiller Routine Maintenance & Inspection Checklist (Daily/Monthly/Yearly)

1. Daily Maintenance Checklist

- Check chiller operating voltage and current to ensure stable working condition.
- Monitor system water temperature, return and supply water pressure.
- Inspect water pump running noise, vibration and leakage.
- Check cooling tower fan and water flow for normal circulation.
- Observe compressor running status, no abnormal noise or overheating.
- Confirm no water leakage, oil leakage or pipe frosting.
- Clean surface dust of condenser and control panel.
- Check liquid level of expansion water tank.
- Record daily operation data and abnormal alarms.

2. Monthly Maintenance Checklist

- Clean condenser fins thoroughly to remove dust and dirt, ensure heat dissipation efficiency.
- Clean cooling tower fill, water basin and filter screen.
- Test water quality and add scale inhibitor or bactericide if needed.
- Check all electrical terminals, tighten loose wires.
- Inspect contactors, relays and circuit breakers for burning marks.
- Check refrigeration pipeline pressure (high/low pressure side).
- Inspect oil level and oil color of compressor.
- Test water flow switch, pressure switch and temperature sensor accuracy.
- Drain dirty water and clean water pipeline circulation system.

3. Annual Maintenance Checklist

- Conduct full system refrigerant pressure test and leak detection.
- Replace circulating water filter core and clean entire piping system.
- Check compressor internal operating parameters and lubricating oil quality.
- Inspect and maintain water pump bearings, replace lubricating grease.
- Deep clean evaporator and condenser internal scale.
- Calibrate all temperature and pressure sensors.
- Inspect vibration, noise and aging condition of all pipelines and valves.
- Test full-load operation performance of the chiller unit.
- Back up system parameters and complete annual maintenance report.
- Replace aging sealing parts and worn accessories.
